Q. I need to replace my current roof. My roof is a flat type roof and I was wondering which type of roofing I should replace it with? Should I use the modified bitumen or the built in roofing with tar/gravel. Which type would last the longest and easy to maintain? I've been experiencing some leaks and molding in the house and the roof is in bad condition.

A. Rubber EPDM roofing is the only way to go. The old hot tar and gravel roofs were notorious for leaking, and very difficult to fix. The rubber roofs are available in various thicknesses that translate into various warranty periods. If you intend to stay in the house for the long term, buy the best you can afford. A twenty year residential warranty is minimal with the norm being thirty years or longer. Have the roof installed by a reputable contractor and save all of your warranty documents as many of them are trannsferable to a new owner. Good luck with your roofing project.

Q. I am looking for a roofer who has specific extensive experience with flat roofs that you can recommend from personal experience.

A. It would help to know where you are located. You can call the local BBB for references for roofers. You can find smaller companies on the builder bulletin boards at places like Lowes or Home Depot. A roofing supplier will have one of these boards too. Most will not recommend any one company, hence the use of the board for their business cards. Make sure and check references of other customers they've done work for. Flat roofs can be tricky and will tend to leak if not done correctly. Good luck.

On average, do Commercial Realtors make more than residential? I live in a decent size city with a lot of commercial property. Thanks!

A. No. More residential properties than commercial makes more consistent opportunities in residential. Commercial may have a better commission. Do both.

Q. My company currently installs HVAC commercialy. How do we generate a residental HVAC service? Please help!!!

A. Discuss with your Equipment dealer about service programs they offer and get involved. This will generate services calls and equipment replacements. Advertise on your fleet that you do residential. Contact smaller home builders about taking care of them. *Residential is not as straightforward as Commercial-start small unless you have people with residential experience*

Q. I'm looking to buy a metal warehouse building. The walls and roof are dirty and need cleaning. While the structure is plenty sound, I'm wondering how safe it is to walk on the roof. I was wondering if all metal roofs are built strong enough to support a person walking on it. For other types of roofs in colder climates, building codes specify a load capacity to hold up under snow. Here in Houston, such support does not apply. As the roof itself is very light, it doesn't need to be very strong to shed off rain.

A. I've done a lot of work on metal roofs, and i have only came across 1 that was too thin to walk on. it wasn't that it wouldn't support me either, (230lbs) it just bent, and dented when i walked on it. this just simply made it look ugly... feel a corner or edge if you can find one. if you can bend it easily with your fingers, it's too thin, but if it's quite rigid, and you can't bend it without plyers, it should hold up to your boots! not sure where you are, but where i am, we are starting to get frost. take EXTRA care on those metal roofs during this coming winter season!

Q. I am considering a few different careers, one being a commercial/industrial electrician. What is the average yearly salary for a commercial/industrial electrician. My understanding is that they make more than residential electricians, is this true? Also I have heard there are more positions available for C/I as opposed to R. If you become a C/I electrician, can you also do residential work or must you get a seperate license and thus more training? Thanks!

A. Hi, I am a Master Electrician with 18 years in the trade. I received most of my training from the IBEW (Union). Residential is a young man's game. You need to be fast to make any kind of money. Also, the prospects for any long term benefits are bleak Commercial/Industrial is where it is at. Residential and Commercial are two (2) completely different trades. However, Commercial/Industrial is tough work. Everything is heavy, bulky, etc. Many electrical items are several hundred pounds. You will need skills in rigging, etc. Also, you will need to be very proficient in conduit bending. I do not know what part of the country you are in. The best path to becoming a Commercial/Industrial electrician is to look up you local I.B.E.W. Union. Apply as an apprentice, and go from there. They will train you. You also will work on many high profile, large construction jobs.Depending on what local you belong to, you will probably not do much residential work. On a final note, most good Commercial/Industrial electricians can do Residential work. However Residential electricians cannot do our job. As a C/I the only time you would want to do Residential would be for side money, not a living. Hope info helps.
